Terms of use
Last updated: October 2026
1. About these terms
These terms apply when you use Terrible Utah Landlords (the "site"), which is run by Terrible Utah Landlords, LLC ("we" or "us"). By using the site, you agree to these terms and to our Privacy Policy. If you don't agree, please don't use the site. You must be at least 18 years old to use it.
2. We provide information, not legal advice
We are not a law firm, and nothing on this site is legal advice. Using the site does not create an attorney-client relationship.
The site offers general information about Utah renters' rights and tools to help you spot concerning lease terms. Laws change and every situation is different, so please talk to a licensed Utah attorney about yours. Our resources page lists free and low-cost legal help.
If you have an eviction notice or court papers, don't wait to act. Court deadlines are short. If you are in immediate danger, call 911. If you are in crisis, call or text 988. We are not an emergency service.
3. The lease scan
- It's a starting point. The scan uses an AI tool to flag clauses that may be worth a closer look. It can miss clauses, and it can flag things that turn out to be fine. It does not tell you what to do or whether a clause is legal.
- Only upload what you may share. Upload only a lease that you are allowed to share. We try to remove personal details automatically before analysis, but automated redaction can miss things, so don't upload documents that contain sensitive information about other people.
- Free or paid. The scan is free if you complete a short anonymous survey, which we use for research as described in our Privacy Policy. You can pay a small fee to skip the survey. See our refund policy.
- Keep your results link private. Anyone who has the link to your results page can see your results. We suggest you save or print your results, and don't post the link publicly.
4. Landlord reviews
What to post
Write about your own experience as a renter. Reviews are the opinions and experiences of the people who write them. They are not statements by us, and we don't verify them.
Posting guidelines
When you submit a review, you agree that:
- it is truthful to the best of your knowledge, and describes your own rental experience;
- it doesn't include personal information about individuals, such as phone numbers, home addresses, or Social Security numbers;
- it doesn't include threats, harassment, or hateful content;
- it isn't spam, advertising, or a fake or paid review; and
- it doesn't break the law or someone else's rights.
How we handle reviews
We check each review before it is published. We may decline a review, remove personal information from it, or take it down later, including when it breaks these guidelines or when someone shows us that it is false. We aren't required to publish any review, and we may decide without explaining why.
Your content
You keep ownership of what you write. By submitting a review, you give us a non-exclusive, worldwide, royalty-free license to display it on the site and to keep it, and to use the answers you give in combined statistics as described in our Privacy Policy. After you submit a review, you get a reference code. You can use that code at any time to remove your review and delete the optional answers that came with it.
If you are a landlord and disagree with a review
Contact us through the contact form, and tell us which review you mean and why you think it is false or breaks our guidelines. Give us whatever evidence you have. We can't contact reviewers, because we don't collect their names or email addresses, so we decide based on what you send us and on these guidelines. We may take a review down while we look at it. We may remove it, keep it, or ask you for more information.
5. Using the site
Please don't:
- use bots, scrapers, or other automated tools to collect content or submit forms;
- try to get around our limits, bot checks, or security;
- send spam or submit false information;
- use the site to harass, threaten, or impersonate anyone; or
- copy or resell the site's content or data.
We may block access or remove content if someone breaks these terms.
6. Payments
The paid lease scan is a one-time fee shown before you pay. Payments are processed by Stripe. Our refund policy explains when you can get your money back.
7. Links and other organizations
The site links to courts, agencies, and nonprofits. We don't control them, and their phone numbers, hours, and services can change. A link is not an endorsement or a guarantee that they can help with your situation.
8. Our content
The site's text and design belong to us. You're welcome to link to the site and share its pages. Please ask before copying large parts of it for commercial use.
9. No warranties
We work to keep the information accurate and current, and we show when each page was last checked. But we can't promise it is complete, error-free, or up to date, or that the site will always be available. The site is provided "as is."
10. Limits on our liability
To the extent the law allows, we are not responsible for indirect or consequential losses that come from using the site, including losses from relying on information or on a scan's results. Our total responsibility for any claim related to the site is limited to the amount you paid us in the 12 months before the claim, or $100 if you paid nothing. These limits don't take away any rights that the law doesn't allow us to limit.
11. Disputes and governing law
Utah law governs these terms. We don't require you to give up your right to go to court. These terms contain no mandatory arbitration or class-action waiver. If you have a problem, please contact us first, and we'll try to work it out.
12. Changes
We may update these terms. When we do, we change the date at the top of this page. If you keep using the site after a change, you accept the updated terms.
